RENT AGREEMENTS IMP.
CLAUSES - MISCELLANEOUS

Redevelopment: -
1. The Licensee agrees that if there is redevelopment on the
said premises, then Licensee will vacate the said premises immediately
without any hindrances and objection.

Security Deposit Withhold: -
2. The Licensee agrees that at the time of vacation of the said
premises, the Licensor shall forthwith hold a sum of Rs.10,000/-
which shall be refunded within 30 days, subject to clearance of
all the outgoings, dues, etc.

Repairs: -
3. The Licensee further agrees that day to day minor repairs
in respect of the said premises shall be borne by the Licensee
at his own cost and shall not demand any reimbursement from the
licensor. The Licensee agrees that he/she will return the possession
of said premises in neat and good condition normal wear and tear
expected. If any major damages, Charges towards the same shall
be recovered from the Security Deposit.

Nuissance: -
4. Further, Licensee will stay with his / her family members
and shall not create any nuissance during the stay and if found
creating nuissance the Licensor shall get the said premises vacated
within weeks time.

Gas / Telephone / Personal Outgoings: -
5. The Licensee agrees to pay Parking, Electricity, Gas, Telephone,
Cable, Internet Bills and other personal outgoings at actuals at
his own cost and shall submit paid bills to the Licensor.

Penalty Clause
6. If any monthly rent cheque bounces or any delay in monthly
rent payment for 2 consecutive months, then Licensor will terminate
the agreeement and get the premises vacated immediately. Any delay
in handing over the vacant possession upon expiry or earlier termination,
the Licensor will charge a penalty of Rs. 1000/- per day in addition
to monthly rent.

Kitchen / Commercial Clause: -
7. The Licensee agrees to use the said premises for ______ purposes
only. The Licensee agrees that he will neither store any hazardous
materials nor do any illegal activities and also agrees to apply
for all business related licenses after the written permission from
the Licensor and shall indemnify the Licensor for any liability
arising out of his business during the course of its stay. The Licensee
will discharge all his direct and indirect taxes liabilities on
their own.

Brokerage :
8. After completion of 1st term, the Licensee agree to pay the
brokerage equivalent to 1 months rent to the Broker.
